1, THE LANDLORD DID NOT SIGN AN ONTARIO RESIDENTIAL TENANCY AGREEMENT (STANDARD FORM OF LEASE) WITH US.
2, WE RENTED THE ENTIRE BASEMENT, WHICH INCLUDES 2 BEDROOMS, 1 BATHROOM AND 1 KITCHEN; HOWEVER, LANDLORD ONLY WROTE “2 ROOMS” ON THE LEASE AGREEMENT. IN FACT, WE USED SEPARATE ENTRANCE TO THE BASEMENT, AND WE DID NOT SHARE THE BATHROOM AND KITCHEN WITH ANYONE.
3, THE LANDLORD(MALE) ALWAYS COME TO OUR RENTAL UNIT WHEN MY GIRLFRIEND WAS AT HOME ALONE. FURTHER, WE FOUND THAT THE LANDLORD ENTERED OUR BEDROOMS WITHOUT ANY NOTICE ON 30TH JULY AND 11TH OCTOBER.
4, THE LANDLORD REQUIRED OUR VISITORS TO STAY NO MORE THAN ONE HOUR, AND REQUIRED US TO NOTICE THEM WHEN WE HAVE VISITORS.
5, THE RENTAL MONTH FEE IS $1200, AND THE LANDLORD ASKED US TO PAY $1900 AS DEPOSIT, WHICH INCLUDE LAST MONTH PAYMENT($1200) AND AN EXTRA DEPOSIT($700) FOR FURNITURE DAMAGE COST.
6, WE SHARED ONE OF THE RENTED ROOM TO MY FRIEND FOR 3 WEEKS, AND THE LANDLORD ASKED US TO PAY EXTRA $300.
7, WE NEVER RECEIVE ANY RECEIPT FROM THE LANDLORD. WE ASKED THEM FOR THE RECEIPTS LAST MONTH, BUT WE HAVE NOT RECEIVED ANY YET.
8, THE LANDLORD TURNED OFF ALL THE LIGHTS WHEN WE WERE COOKING AT NIGHT.
9, WE COULD NOT LOCK ONE OF OUR BEDROOM SINCE THE LANDLORD DID NOT GIVE US THE RIGHT KEY.
10. THE LANDLORD TOOK A POTENTIAL NEW TENANT TO OUR RENTAL UNIT WITHOUT NOTICE US.
The rental month fee is $1200., and the landlord asked us to pay $1900 as deposit, which include last month payment and an extra deposit($700) for furniture damage cost. The overcharged $700 is illegal.
We shared one of the rented room to my friend for 3 weeks, and the landlord asked us to pay extra $300. This extra $300 is illegal.
I paid $2100 as deposit on 29th. January, and the deposit changed to $1900 on 1st. May. The landlord never paid me any interest for this deposit. I calculate this amount based on 0.087% per month.
